Below is a guest post from our Marketing Partner of the Month, Apartment List.
Apartment List’s goal is to build the world’s most extraordinary rental experience. By getting to know our renters we’re able to find out exactly what they’re looking for in their next home and as a result, personalize search results for every renter.
One of Apartment List’s core values is ‘Driven by Data’ and a value we bring to every company decision. We prequalify renters before we send them your way by asking the hard questions such as: eviction history, household income, desired commute length, and more. We are proud to use predictive analytics to bring you the best renters by analyzing the likelihood of a renter to lease at a given property.
Our predictive analytics incorporates billions of data points gathered over the past few years and from these data points we’ve analyzed 50+ different factors that help us predict how great a match a specific renter is for your specific community. To that end, our lead to lease conversion rate has doubled over the past year. We’ve found that great matches spend more time looking at your property online, “love-it” more than “maybe-it”, and return interactions are critical to leasing – so much so that a simple return more than doubles the chance a renter moves into your community.
A renter is likely to lease:
- 2.5x more if they spend 5 minutes looking at your listing versus 1 minute.
- 2.7x more if they say “love-it” instead of “maybe”.
- 4.0x more if they take a second action (revisits listing page, calls, etc.).
- 9.2x more if they book a tour at your property.
As a self-reported, pay-per-lease model, you only pay us when a resident moves in. By integrating with your property management system, we are able to receive unit level availability, automatically insert guest cards within Yardi, and receive a monthly report from your IT team. You’re only invoiced based on move-ins where Apartment List is attributed as the first lead source. Oh and since we’re integrated with the property management software, lease disputes are few and far between.
